WELCOME TO BEACON PLACE! As an owner/resident of Beacon Place the first order of business is to familiarize yourself with the Rules and Regulations that apply to all who reside here. Everything you need to know about moving in, insurance, contractors, parking, health and safety, Board Meetings, and fees can be found inside these pages.

Please note: Beacon Place is registered as a 62+/ADA condominium building in the Recorder’s Office of Allegheny County, Pennsylvania, in Deed Book Volume 6805, Page 358. You must be 62 years of age to reside at Beacon Place Condominium or have a state/federally recognized ADA disability.

A. TRANSFER OF PROPERTY (MOVING IN AND OUT)

There is a transfer fee that is applied to all changes in ownership/tenant from one owner/resident to another. That fee is applied to both your move in to Beacon Place and your move out from Beacon Place. Those fees are recorded on Page 20.

Because moves and deliveries affect the entire building, we must maintain reasonable control over these events. That is why any type of move or delivery requires prior approval from the Beacon Place Office (412-421-0955). This allows Beacon Place to minimize inconveniences to our other Unit Owners and Residents, and allows us to make reasonable accommodations for the party moving into or out of the building.

1. A copy of the MOVE IN/MOVE OUT/DELIVERY POLICY AND PROCEDURES as adopted by the Board will be given to each new unit owner or resident. It is the Owner/Resident’s responsibility to provide a copy of this document to the mover/delivery service that they hire.

2. Fees: There is a fee for any Move-In and for any Move-Out (See Fee Schedule.) The fee must be paid in full 2 weeks prior to the moving day. Checks should be made payable to Beacon Place Condominium Association.

3. All moves in or out of the building must be registered with the office at the time arrangements are made with the movers. The Owner/Resident (or a designated substitute) must be present at the time of move in/out. All moves must be scheduled Monday through Friday from 9:00 a.m. to 4:30 p.m. All moves must be completed by 4:30 pm. The office will reserve one elevator for your move. The number for the Beacon Place office is: 412-421-0955.

4. A certificate documenting the moving company’s liability insurance naming Beacon Place Condominiums as an additional insured must be delivered to the Beacon Place Office prior to moving in/out. It is the responsibility of the Unit Owner or Resident to notify their moving company of this requirement. The certificate can be emailed the Beacon Place office at [email protected], or faxed to 412-421-1591.

5. Please make sure your moving company understands the limited maneuvering space in the parking lot. If they are unsure of the appropriate truck size, please have them call the office and request a map of the lot.

6. All moves and deliveries are to be done through the rear exit of the building (parking lot).

7. Your mover must check in with the office when they first enter the building. Your movers need to be in full compliance with the building staff’s instructions on the placement of the moving trucks and movement of your possessions.

8. The building does not have a separate freight elevator. One elevator will be prepared with padding for your move in/out. Your movers should use this elevator. The other must be left free for Owners/Residents.

9. Your movers may not leave any furniture, boxes, etc. in the
Hallways. This is a fire hazard and an impediment for Owners/Residents who must use the other elevator.

10. Your movers may not use Beacon Place Shopping Carts, luggage dolly, or any other equipment. They must provide their own. If any damage is done to Beacon Place Property, the unit Owner will be responsible for the full amount of damage.

11. Beacon Place does not allow weekend move-ins. If the moving company can only schedule your move on the weekend or after hours, you must get that moved approved through the office. In addition, these is a an additional fee, non-refundable, for the presence of the Building Manager or the Building Superintendent, as this work is in addition to their scheduled and authorized Monday through Friday hours. Moving in after hours without permissions from the office and the presence of Beacon Place staff will result in the fee plus a penalty fee. Please understand that we see this requirement as NECESSARY FOR THE HEALTH AND SAFETY OF OWNERS AND RESIDENTS, and for the protection of the building itself.

12. On occasion, families of new residents will move some personal items into the unit outside of posted moving hours. We understand this type of move-in. However, this is still considered a move. Therefore, family members must notify the office if they are planning to bring items in, and they must follow the same rules for move in as the movers (move in from the parking lot; do not block the walkway into the building; etc.) If the association discovers damages associated with such a move in, the family will be charged for repairs.

General Information for New Owners and Tenants

1. When you move in, you will be assigned a storage locker. Each Unit is entitled to one storage locker. The large door key opens the storage locker area. You are responsible for acquiring a lock for your locker. Changing your assigned locker location without authorization from the Beacon Place Office is prohibited.

2. As soon as you move in, provide your phone number to the Office Manager so that he can program the front door (this is how “friends and family” can ask you to “buzz them in.”) Please confirm that you recognize the caller before you buzz them in. To buzz people into the building, when your phone rings push and release 9 on the key pad. Do NOT hold the 9 button down.

3. All monthly HOA fees are due the 1st of the month.
Tenants pay their unit’s non-resident Owner directly; the Owner pays Beacon Place. Owners may choose to have the monthly HOA fee automatically deducted (strongly recommended), or may pay by check. All checks should be made out to Beacon Place Condominiums. There is a processing fee for paying by check. (See Fee Schedule.)

4. There is a penalty for late payments. (There is a 5-day grace period before your payment is considered late.) (See Fee Schedule.)

5. Beacon Place rules require that all Owners/Tenants observe quiet time from 10:00 p.m. until 7:00 a.m. This includes use of common areas and of the laundry facilities. Please finish your laundry by 9:30 p.m.

6. Residents are responsible for providing access in and out of the building for their visitors, family members, cleaning services, and/or care-givers. Do not ring in anyone you
do not know or whom you are not expecting. This is an important safety measure for the protection of all residents.

7. The front door security fob is for residents of the building only. Do not give keys or fobs to a non-resident. This is a breach of security. Owners/Tenants may purchase one extra fob for their emergency contact or designated family member. The office must be given contact information for your emergency contact when you first move in. It is a safety measure.

8. Except for normal ingress and egress, guests and visitors must be accompanied by a Resident when using Common Areas.

9. If you have a true building emergency after hours, call 412-660-0232 and the appropriate building maintenance person “on call” will respond. This does not apply to medical emergencies. For a medical emergency, call 911, or your doctor or emergency contact.

B. RULES AND REGULATIONS FOR LEASING YOUR CONDOMINIUM

1. All unit Owner(s) of Beacon Place who lease their unit must submit a copy of the lease to the Beacon Place Board of Directors. The tenant must also review and sign a copy of the rules and regulations of Beacon Place stating that the tenant(s) of said unit have read and agree to comply with all rules and regulations of the Association and any such rules that are adopted by the Board of Directors after the date of the tenant(s) signing.

2. The Beacon Place Board of Directors must approve all leases of all prospective tenants prior to the tenant(s) moving into the building. All leases must be no more or no less than twelve (12) months. No Pets Allowed. (ADA and other Applicable Laws will be observed.)

3. The Board strongly recommends that Unit Owners include the following language in their lease agreement to protect themselves and the residents of Beacon Place from unruly or uncompliant renters. “FOR THE LIMITED PURPOSES OF SERVICE OF NOTICE AND THE WAIVER OF THE THIRTY (30) DAY NOTICE TO VACATE (IF THE TERM OF THE LEASE IS LESS THAN ONE YEAR OR INDEFINITE) OR THE THREE MONTH NOTICE TO VACATE (IF THE TERM OF THE LEASE IS ONE YEAR OR MORE), THE TENNANT EXPRESSLY WAIVES TO THE LESSOR THE BENIFIT OF ACT NO. 20, APPROVED APRIL 6, 1951, ENTITLED “THE LANDLORD AND TENNANT ACT OF 1951” REQUIRING NOTICE TO VACATE THE PREMISES AT THE END OF THE CURRENT TERM OR ANY RENEWAL THEREOF, WHETHER THE SAME OCCURS BY EXPIRATION OR ACCELERATION AS HERINAFTER PROVIDED, AND COVENANTS AND AGREES TO THEREUPON GIVE UP QUIET AND PEACEFUL POSSESSION WITHOUT FURTHER NOTICE FROM SAID LESSOR OR HIS AGENT.”

4. Unit Owners who lease their unit are fully responsible for the conduct of their tenant(s) and any Rules and Regulations violations by the tenant may result in the Board levying a fine against the Unit owner in response to such violations by their tenants.

5. If you are a tenant, your landlord is responsible for the maintenance issues of your unit. Please do not contact the Beacon Place Office.

C. CONDOMINIUM INSURANCE

1. All unit owners of Beacon Place must carry their own insurance on their condominium. Please contact your insurance carrier for policy requirements. Minimum insurance requirements can be found in the Beacon Place By-Laws, copies of which are available in the Office.

2. Owners are required by the Pennsylvania Condominium Code, to provide proof of insurance. Please provide the Office with a copy of your Insurance Binder. Each year when you renew your unit insurance, you must provide a copy of the renewed Insurance Binder.

3. We recommend that all tenants carry insurance for their personal items. Again, please contact your insurance carrier for policy requirements.

4. Common Ownership extends only to the common areas of the building and grounds. The individual Units’ “Care and Maintenance” is the sole responsibility of the Unit Owner, and while the Association ensures that Owners take proper care of their Unit so as to not adversely affect other Unit Owners [example: outdated or leaking water valves must be replaced so as not to flood adjacent units] the cost and responsibility for each Unit is that of its Owner.

D. TRASH AND RECYCLING AT BEACON PLACE CONDOS

1. Beacon Place Condominiums supports PROPER recycling and garbage disposal. Each floor has a bin for clean paper, clean cans, and clean plastic, and a second bin for glass. The rules for which types of plastic can be recycled are posted just above the bin. Cardboard should be broken down and left in the grey bin on the rear loading dock. Please pay careful attention to the INFORMATIONAL FLIERS in each laundry room as recycling requirements change on a regular basis. The fliers will help you understand what you can and what you cannot put in the blue recycling bins.

2. All regular trash must be placed in a bag that can be securely tied closed. Do not use the blue Giant Eagle bags. They are not secure, and when they break in the chute, they create a health hazard as well as a clean-up problem. There is a trash chute on each floor of the building. Any trash thrown down the chute improperly (no bag; not securely tied) will result in a fine for the owner, as torn and open garbage bags attract bugs and vermin.

3. Newspapers and Magazines may be put in the recycle bins in the laundry rooms. Cardboard must be put in the large bin in the back loading dock.

4. All adult diapers must be double bagged as they are considered Bio Hazard.

5. Our trash service will not take large items, nor furniture or appliances of any size. Electronics, such as computers, must be removed by a service provider licensed to handle such equipment. It is the owner’s responsibility to find a service to pick up any of these materials.

E. AND CLEANING SERVICES

1. All professional dog walkers, caregivers, and house cleaners must complete a form provided by the office.

2. No keys or fobs may be given to caregivers or cleaning services unless first cleared by and recorded in the Beacon Place office.

F. CONTRACTORS, DELIVERIES, AND VENDORS

All contractors, furniture/appliance delivery providers, and vendors must enter through the back door and are advised to park in the rear guest parking area with office approval. We encourage them to schedule well in advance so that there is no conflict for use of the elevator, etc. All contractors, furniture/ appliance delivery providers, and vendors must report to the office, upon arrival. The office must know which unit they are working in/ delivering to and for how long. In addition, all deliveries, furniture, appliances, hospital equipment, etc., must be delivered and removed through the back door, and scheduled in advance accordingly.

1. All Vendors/Contractors who perform work in the building or on the property must have a [current] Certificate of Insurance.The Certificate of Insurance must have either coverage for “Workman’s Compensation” or a “PA Waiver for Workman’s Compensation.”The Certificate of Insurance and Workman’s Compensation coverage or PA Waiver for Workman’s Compensation must be sent to the Association directly from the Insurance Provider.

2. Any Vendor/Contractor/furniture/appliance provider who arrives without having provided such documentation prior to beginning work will be required to leave the property.

3. Because work in the building can negatively affect and impact neighboring units, all Unit Owners, Residents, and contractors who work at Beacon Place must follow the General Rules listed below whether the work is done in the Common Areas or within a private unit.
General Rules for Vendors and Contractors

(Copies of the General Rules for Vendors and Contractors are available in the Beacon Place Office. Feel free to ask for a copy to share with your moving company, vendors, and/or contractors.)

1. Contractors are expected to use their own equipment.

2. All plumbers, electricians and general contractors must be licensed and registered with the Beacon Place Office.

3. Vendors must park in guest parking in the back of the building; all other parking is assigned to a resident. If there are no extra parking spots, you can unload using the Beacon Place Loading Dock and then park in the city parking lot next to the building or on the street.

4. All vendors must enter through the rear entrance, reached through the parking lot.

5. Do not try to force the doors to stay open. Do not place anything to hold our automatic doors open or pull on them to shut them. The office staff will show you how to “lock” the doors open and then close them.

6. Contractors are expected to leave the common areas of the building clean and clear of debris. All trash must be taken with you. Hallways should be vacuumed as should the elevator. Do not clean your paint brushes and pans in the laundry rooms.

7. If you need to air out the unit in which you are working, please do not open the door to the hallway. Rather, open the windows to ventilate the unit.

8. Do not leave objects in the hallways. This is a fire hazard and also an impediment to residents who use walkers and canes, or who are visually impaired.

For major renovations (more than two-days’ work), the Beacon Place office must be provided with and approve a list of the proposed work, and a time frame for completion of the work prior to start. For major kitchen and bathroom renovations, contractors must update electrical panel boxes, breakers, and install GFCI outlets. If necessary, electrical wiring must be inspected and updated to code.

10. Beacon Place employees/Board members may inspect the unit at any time during the renovation/work. Unit Owners are responsible for their contractors while in the building and should be in contact with them throughout the process.

G. PARKING

1. Beacon Place has a limited number of Parking Spaces, Parking spaces, when available, may be rented for a monthly fee. (See Fee Schedule) If no parking spaces are available, we will put the on-site Unit Owner with a vehicle on a wait list on a first come/first served basis.

2. Please inform your caregivers, nurses, cleaning personnel, etc., that they cannot park in the back lot. Any non-assigned car/driver who parks in the back lot will have their vehicle towed at the car owner’s expense. Please ask your nurses, caregivers, cleaning companies, guests, etc., to park on the street or in the city parking lot. Beacon Place has very limited parking.
3. Parking spaces in the front of the building are for guests only and are for short-term parking. If you have an out-of-town family member visiting, please go to the office and ask if a visitor’s spot in the parking lot might be available. (We cannot guarantee these guest spots.)

4. The loading/unloading zone in the back is a short-term parking area for owners/residents.

5. The loading zone area is for unloading groceries and packages only. Once you have unloaded your groceries/packages, please park your vehicle in your assigned parking space.

6. Any resident who does not have an assigned parking space and who illegally parks in the rear lot will have their vehicle towed at the car owner’s expense.

7. Our staff does not clean off snow from cars in the winter. Cleaning off the snow is the responsibility of the vehicle owner.

8. When you rent a parking space, the Association is not responsible for damage or vandalism or theft done to your car.

9. Washing a vehicle is not allowed on Association property.

Parking Assignment Rules and Procedures

a. The Parking Lot at Beacon Place is registered as a Common Area. Residents do not own their spot; they lease it from the Condominium Association on an annual basis, and must pay the monthly leasing fee.

b. Pennsylvania Code states that on-site owners with a vehicle are entitled to parking spaces first.

c. The building has 81 units and only 44 parking spaces. We are faced with a dilemma of not having enough parking spaces for resident owners, much less non-resident owners, renters, or visitors. Because of the code, we need to accommodate resident owners with a vehicle one parking spot first.

Therefore, the order in which Beacon Place will assign parking spaces is:

a. Resident Unit Owners with a vehicle, or a Non-resident Unit Owner who uses the unit for a resident family member, such as a parent or sibling, who owns a car.

b. Non-resident Owners who have a tenant who owns a car.
Please note that parking assigned to renters may be revoked if a new resident owner or non-resident owner who uses the spot for a family member moves in and requests a parking spot.

Note: The Association can reassign or revoke parking spaces due to mobility issues in compliance with ADA regulations. Reassignment or revoking of parking spaces will be put into effect solely to respond to changes in new or existing Owners.

H. HEALTH AND SAFETY MEASURES

POWER OUTAGES
Beacon Place has an emergency generator that keeps the lights in the hallways and the elevators working during a power outage. There are also outlets on each floor (halfway down each “wing”) which are connected to the generator. These outlets are covered by a red cover plate which makes them easily identifiable.

THESE OUTLETS ARE FOR EMERGENCY USE ONLY. ( Residents who use battery powered medical devices will have priority access to these outlets. Once those with medical needs have recharged their devices, other residents can recharge a cell phone. (Beacon Place has an emergency generator that keeps the lights in the hallways and the elevators working during a power outage. There are also outlets on each floor (halfway down each “wing”) which are connected to the generator. These outlets are covered by a red cover plate which makes them easily identifiable.

FIRE SAFETY

When the fire alarm goes off, and you are able to physically evacuate on your own, you must evacuate your apartment immediately. DO NOT assume that it is a false alarm.
If you cannot evacuate your unit because of mobility issues, hang a sheet or a towel out of one of your windows and the emergency personnel will rescue you.

The following is the evacuation procedure:

When the alarm sounds make sure that you take your unit key with you.

Head to the stairwell nearest to your apartment.

The fire doors close automatically to prevent the spread of the fire. One of the doors will push open easily. If one doesn’t move, try the other. (They open in opposite directions.)

If there is a lot of smoke and you cannot evacuate your apartment, stay in your apartment and put a towel under your entry door. Leave the door to your home unlocked so the rescue team can gain entry.

If you have a balcony, go to your balcony and wait for the emergency personnel to rescue you.

Put a sheet out on the balcony to call the Fire Department’s attention to you.

When you exit down the stairwell, do not linger in the lobby. Go straight outside to Beacon Street or exit out the back door to the parking lot.

If there is an alarm during the office hours, DO NOT call the office to find out why the fire alarm is going off. The office phone line must be available for emergency communication.

Also, never interfere with the emergency personnel.

The Fire Department Takes Charge of All Evacuations.

The officer in charge will advise us when it is safe to return to our units by silencing the alarm.

Please understand that there is a $500 fine imposed by the City of Pittsburgh when they respond to false alarms. That fine is billed to the responsible Unit.

The City can impose a $1,000 fine when the building residents do not evacuate. Unit owners are responsible for payment of these fines. (Those who are unable to negotiate stairs are exempt from the requirement to leave the building. Please see the procedures above.)

If you cannot hear the hallway smoke/fire alarms, please consider purchasing a supplemental alarm that will operate inside your apartment.

FIRE LAWS: Do not park vehicles in the fire lane that runs along the building toward the parking lot gate. That space is reserved for emergency vehicles and violators will be fined.

Please be sure that your in-unit smoke detector is updated and that your batteries are replaced regularly.

Do not place any items in the halls that may/or do violate the fire laws. You cannot obstruct any emergency hallway or stairwell.

PEST INFESTATIONS/HOARDING HAZARDS

It is the owner’s responsibility to act in accordance with the By-Laws regarding the upkeep of their home. The Beacon Place Association’s responsibility is for the Common area elements only. The Unit Owner is responsible for all expenses regarding pest remediation work inside of their condominium. To avoid infestation:
* Do not leave food out.
* Keep your unit clean.
* Do not block exits and entrances with boxes, papers, etc.
* Report Bed Bugs and Other Pests Immediately.
* Hire a licensed exterminator.

Any Unit Owner whose unit becomes infested must notify the Beacon Place office. Should your infestation spread to other units, and/or to the common areas, you will be billed for the cost of remediation.

The Board reserves the right to have the building’s pest control service inspect any infested unit after it has been treated to be sure that the unit is cleared of the infestation and no longer a threat to the rest of the building.

If the infestation warrants, Beacon Place will advise those affected not to congregate in our common areas until treatment is finished and the Association and responsible unit owner are assured by their pest control company that the life cycle of the pest has ended and the treatment was successful.

Until the unit is certified of free from infestation, please contact the office to set up appropriate trash disposal. DO NOT USE THE CHUTES to dispose of your trash. Do not leave any infested bedding, furniture, etc. outside. The Office will direct you as to how to safely dispose of your trash.
Hoarding is a fire hazard and can cause bug infestation and serious physical injury to the resident, guests, and staff. Please keep your unit clean and free of obstructions that might cause injury.

BUILDING SECURITY: Never open the door for any person you do not recognize. Do not buzz in someone who calls from the intercom who you do not know or who you are not expecting. Do not permit friends and/or family to wander the building.

Do not give keys or fobs to a non-resident of the building. This is a breach of security. Only residents and one emergency contact (usually a family member) can have a key or fob. Do not ask the office for extra fobs to “hand out” to friends.

SMOKING: There is no smoking in the common areas or the hallways. Residents may smoke in their own units. However, if you are a smoker, you must use an UL certified air purifier to purify the air. You must also put foam or rubber strips along the bottom of your door to the hallway to prevent smoke from escaping from your unit. Also, please be sure that you have put your cigarette out. Failing to do so is a fire hazard.

Smokers must make every effort to not affect others with their smoking habit. Please do not stand with your unit doors open. Please change your filter often.

Residents who smoke outside must be at least 20 feet from any of the entrance doors and must disposed of the stubs in the garbage containers outside the front or back doors.

I. BOARD MEETINGS

Per the By Laws, “all Board meetings are considered closed sessions”. However, any owner may petition to speak to the Board via written request. The Board must allocate time, during a subsequent meeting, to hear the petitioner.” Minutes of Board meetings are summarized in the Beacon Place newsletter. Full copies of the meeting minutes may be obtained by leaving a request in the office. Please note that privacy laws require that we redact names and unit numbers before disseminating a copy of the minutes.

J. OTHER FINES AND FEES

Activities Room: The Community Room may be rented by Beacon Place Residents only. There is a fee for renting the Community Room for a personal event. (See Schedule of Fees) Requests to rent will be assessed in accordance with the By-Laws and Rules of Beacon Place. Application to rent the Community must be given to the Beacon Place Office in writing. It must describe the event and include the number of people.

1. The room may be reserved on a first come, first served basis, based on availability.

2. Events may only be scheduled between 8:00 a.m. and 10:00 p.m. The maximum number of people for the size of the room is 40.

3. The right to use the Community Room is limited to Residents of Beacon Place.

4. The Association does not permit operating a business in the Community, except as approved by the Board for the benefit of the Beacon Place Community.
5. The Association does not permit conducting political gatherings in the Community, except as approved by the Board for the benefit of the Beacon Place Community.

6. The Association does not permit conducting charity fund-raising events in the Community Room except as approved by the Board for the benefit of the Beacon Place Community.

7. If there is damage to the Community Room, the staff will walk through the room with the Room’s renter within 24 hours. The Community member who rented the room will be liable for the damages.

8. There is no charge for a funeral gathering on the day of the funeral for a resident who has passed away while living at Beacon Place Condominiums. Up to two following days may be reserved at no charge for up to 5 consecutive hours each day.

9. Rental by a resident for a funeral for a non-resident is considered a normal rental, and is charged the normal fee.

Key Replacement Fees

There is a fee to replace a lost or damaged key or fob. Please see the Fee Schedule for the current amount.

1. Fobs: There is a security restriction on the number of building fobs and gate fobs for each unit. All charges are non-refundable. Fobs must be returned to the office upon move out, or passed on to the new Owner upon completion of sale.

2. There is a fee if you lose or misplace a fob (gate or door) Please see the Fee Schedule.

3. Mail Box There is a fee for mail box replacement locks. Please see the Fee Schedule.

4. Large Storage Room keys are special, high security keys. If you lose yours, there is a replacement fee. Please note: these large keys will also unlock the doors to the outside if power fails. That is why they are “high security.” Please see the Fee Schedule.

No items such as clothing, curtains, rugs, or mops shall be shaken or hung from any of the windows, balconies, or entry doors of the units.

Please do not feed any animals and/or birds on the premises, and /or leaving food on the premises to feed animals and /or birds.

We ask our community to respect the common areas such the lobby, the common hallways and staircases by not carrying food or drink throughout the building. If for some reason, a spill should happen, especially on the carpeted areas, call the maintenance department as soon as possible. They are equipped to handle hard to remove stains. If a major cleaning is needed the unit owner will be responsible for any monetary damage.

Should there be any damage to the physical property of the building in the common areas such as dent to walls, broken windows, chipped or damaged doors, the repair will be made at the owner’s expense.
Residents may not post items on the common bulletin boards without first getting approval of the text and format from the Office Manager or the Board. However, they may post notices on the bulletin board in the package room.

The wheelchair that is kept in the Exit Stairwell next to the Community Room is to be used to transport a resident from his / her unit to the front door. Please return the wheelchair immediately after each use.

The stove and refrigerator in the party rooms are for social functions and employee lunches only, not for personal use.

Beacon Place staff are not to perform personal favors or take on jobs for residents during working hours (9:00 a.m. to 5:00 p.m.)

The Association shall not be responsible for any arrangements made between a resident and staff members.

PETS: No resident pets or visiting pets are permitted in the building or on the property of the Condo Association. HOWEVER, Seeing Eye dogs and other ADA certified service pets or emotional support animals are not considered pets and are permitted in the building. We respectfully require that you provide documentation of your service animal’s credentials to the Beacon Place Office. A doctor’s letter will suffice.

For those who have a service dog or emotional support dog, please observe the following rules:
1. Your dog must be ON ITS LEASH at all times on the Beacon Place Property;
2. You must dispose of any feces in a securely closed, appropriate doggie disposal bag;
3. Do not let your dog urinate on Beacon Place property. We have invested time and money in upgrading the grounds (front easement, back, lawn, etc.). You are able to accommodate your dog on any of the grassy areas along the sidewalks owned by the town.

If your approved service or support animal is a cat, please dispose of the cat litter in an appropriate DOUBLE bag. Bags that break in the chute create a huge problem for cleanup.

LAUNDRY ROOMS: Please, clean out the lint trays in the dryers and check your pockets for paper items before you wash. Laundry hours are from 7:00 am to 9:00 pm.

FINES:

Fines Are Assessed when there is a violation of the Beacon Place Rules and Regulations. Fines are assessed based on the seriousness and/or cost of remediating the violation.

Please note: Fees and Fines will be updated as the cost to Beacon Place changes based on inflation or availability, etc.
